Our Terms and Conditions
In these General Terms, Luxury Suites Liberdade or LSL means the division of PRPalace Ltda operating under that brand name.
1 – Bookings and Payments
Your reservation should be accompanied by the initial payment of the agreed part of the charges for your stay and will imply the acceptance of these General Terms of LSL.
After confirmation of the booking you will receive an email confirming the details of the stay (booking number, arrival and departure date, number of guests and bedrooms, location of the apartment and both the initial payment and remainder of the payment). The remainder of the payment must be made 72 hours prior to arrival or in cash against receipt of the key to the apartment.
Forms of payment
LSL accepts payment by PayPal, debit card or credit card, VISA or Mastercard. You are required to pay a percentage of the total amount at the time of the booking for the reservation to be considered valid. The remainder of the payment can be made 72 hours prior to arrival or in cash at check-in. A security deposit of €500 is payable as explained further below under “Security Deposit”.
All prices given on our website or elsewhere in respect of the apartments include IVA/VAT (the Portuguese general sales tax). If the IVAVAT rates change, we reserve the right to change our prices accordingly.
Number of rooms
Your booking will have been made for a specified number of people and bedrooms. Subject to our upper limit of 10 guests per apartment, you will be allowed to bring more guests and to use more bedrooms than specified in your booking, but we would ask you to let us know 48 hours in advance and in any event we will charge you the increased booking fee. You authorize us to charge the additional amount to your credit card or other payment method.
The accommodation for babies of up to 3 years is free. If you need a cot/travel bed you should request its availability at the time of booking.
No pets are allowed.
No smoking is permitted.
2 – Policy on cancellation of bookings
In case of a cancellation, subject to the specific terms of your original booking, LSL will refund the following amounts: Up to 30 days before arrival date: refund of 75% of the initial payment. Up to 15 days before arrival date: refund of 50% of that amount. Less than 15 days before: refund of 30% of that amount. Cancellations made with less than 48 hours are not subject to refund. If the cancellation of a booking is not requested until 48 hours before arrival, LSL reserves the right to collect the full amount of the booking charge of the apartment.
If we need to change or cancel your booking
We do not expect to have to make changes to your booking, however sometimes problems happen and bookings have to be changed or cancelled. We will only change or cancel your booking if necessary to perform or complete essential remedial or refurbishment works or for other reasons unforeseen at the time you made your booking which are beyond our reasonable control.
If we do need to change or cancel your booking, we will do our best to offer you a suitable alternative booking. If we are not able to offer you a suitable alternative, or if you do not accept the alternative we offer, we will refund you the total amount you have paid us for the booking but will have no additional liability to you for any other loss you may incur.
3 – Security deposit
LSL requires payment of a security deposit of €500 that has to be made before entering the apartment or paid by credit card on the arrival date. The amount will be retained by LSL and fully refunded within a maximum of 48 hours (in the same way as it was paid) if the apartment is found in good condition on the day of departure. Guests will, however, be liable for the costs of breakages and damage.
4 – Arrivals/Departures
Guests must confirm the time of arrival at least 48 hours in advance. Arrivals take place between 15.00 and 21:00. Should guests arrive earlier than this, we will endeavour to keep your luggage pending entry into the apartment, but will not be responsible for any loss or damage thereto. The owner or a representative of LSL will be in the reception area for the apartments (on the fourth floor of the same building) waiting for the guests at the agreed time to hand over the keys and clear any doubts. For arrivals after 9:00 pm a surcharge of € 30 should be paid directly to the representative of LSL.
As a rule, the check-out should take place by 11:00. Should guests wish, subject to team commitments we will again endeavour to keep your luggage in our reception area, but will not be responsible for any loss or damage thereto. Whenever the apartments are free, LSL where practical will allow check-ins and check-outs outside the stipulated hours. In some cases (see below) there is an additional fee to be paid at the time of check in or check out.
5 – Cleaning
LSL ensures optimum conditions of hygiene of the apartment with its expert cleaning team doing a thorough cleaning before the arrival of the guests and after their departure. LSL will also on a daily basis (other than Sunday) arrange for beds to be made and for the apartments to be briefly cleaned. Stays longer than 7 nights include a weekly change of bed linen and towels. If you need additional changes of bed linen you should inform LSL who will make an appropriate charge.
6 – Courtesy to others
In Portugal, the law does not allow noise in a residential neighbourhood such as Avenida da Liberdade between 22:00 and 08:00. Accordingly, we ask that you to be considerate to you neighbours during these hours. Parties are strictly prohibited unless specifically authorised. We consider a party whenever the number of occupants of the apartment exceeds 10 people. If LSL is notified by neighbours or by the Portuguese authorities of the misconduct of guests, they will have to leave the apartment without the right to any refunds for days not used and without any right of return of security deposit.
7 – Data protection
LSL will maintain the confidentiality and secrecy of all personal information provided by the guests. Data is entered into the LSL system for the purpose of booking and contact information. In accordance with Portuguese data protection legislation, guests can rectify or cancel their data whenever they wish. Learn more about data privacy: http://www.cnpd.pt/. 8 – Liabilities
LSL is not responsible for damage caused by guests, loss, theft or mishap or for any accidents inside or outside the apartment. Safety deposit boxes are to be used entirely at the risk of guests. The loss of the apartment key will incur an additional payment of €50. If guests leave the key in the lock and there is a need to call a locksmith, the respective charges are allocated to the guests. LSL cannot be held responsible for public failures of gas, water, electricity or loss of telephone or Internet.
9 - Our rights of access
Our team or contractors may need to access your apartment if there is an unforeseen problem, to investigate a complaint you have made, or to perform certain routine property checks. If this happens, we will do our best to let you know in advance of the date and time that we will need access.
10 - Our right to evict
We may terminate our contract with you and ask you to leave your accommodation immediately (without any compensation being payable) if:
- we consider that you or your party have committed a serious breach of these terms and conditions;
- we consider that your or your party’s behaviour endangers the safety of our visitors or team;
- any complaints are made of anti-social or unacceptable behaviour against you or your party;
- you or your party cause an unreasonable amount of damage to the property or its contents; or
- you exceed the maximum occupancy limit for your accommodation.
11 - Events beyond our control
We will not be responsible for any failure to perform our obligations under these general terms that is caused by an event outside our control.
An event outside our control means any act or event that is beyond our reasonable control, including without limitation fire, explosion, storm, flood, earthquake, subsidence, epidemic or other natural disaster, strikes or industrial action by third parties, terrorist attack or threat of terrorist attack, war or threat of war, civil commotion, riot, invasion, or failure of public or private telecommunications networks.
12 – Miscellaneous
Guests cannot use the apartments for commercial or immoral purposes.
LSL reserves the right to change at any time the information contained on its website for online reservations, and is the sole owner of its contents.
Where guests have specified a particular apartment, all efforts will be made to meet those requests, but LSL retains the ability to change the apartment initially allocated.
These Terms & Conditions are governed by Portuguese law and the exclusive jurisdiction of the Portuguese courts.
13 - If you have a problem or complaint
We take care to ensure that our apartments are of a high standard. However, if you have any problems with your apartment, please contact us immediately and give us the opportunity to resolve it.
